Local know-how
Remodeling on the islands
Sanibel and Captiva are barrier islands off the Lee County coast, connected to the mainland by the Sanibel Causeway. Sanibel is its own city with its own building department; Captiva, just north across Blind Pass, is unincorporated and permitted through Lee County.
Since Hurricane Ian in 2022, many island homes have been repaired or rebuilt, and many are owned by people who spend part of the year elsewhere. Both shape how a remodel is planned: what the building already has, which rules apply and when you can be there.

What Sanibel & Captiva homeowners ask us for
Good to know
Planning a remodel in Sanibel & Captiva
01 — Flood zones
The 50% rule
In flood zones, when the cost of improvements reaches half of a building’s market value, it generally has to be brought up to current floodplain standards. Large remodels should be checked against this early with the building department.
02 — Condos
Association approval
Condo and HOA associations often require approval, insurance certificates, set work hours and rules for elevators, parking and debris. We plan the work around them.
03 — Salt air
Materials that last by the Gulf
Salt air and humidity are hard on hardware, fixtures and exterior paint. Choosing finishes for a coastal setting helps the work last.
Questions
Sanibel & Captiva questions
Do you work on Captiva as well as Sanibel?
Yes. Sanibel and Captiva are among our primary service areas. Tell us where the property is when you request an estimate.
Do you work in condominiums?
Yes. Let us know your association’s rules — approvals, insurance certificates, work hours and elevator or parking arrangements — and the work will be planned around them.
I’m only on the island part of the year. Can the work be planned around that?
Tell us your dates when you request an estimate. We’ll talk through scheduling and how you’d like to stay updated while you’re away.
Does the 50% rule apply to my remodel?
It depends on the flood zone, the building’s value and the scope of work. For larger projects, check with the City of Sanibel or Lee County building department early — it can affect what’s practical.
